The board’s October read on White Rock and South Surrey houses: the detached benchmark is $1,606,500, down 0.4 percent on the month. 54 houses sold in October (60 the month before) with 559 active at month end, a sales-to-active-listings ratio of 9.7 percent; under 12 percent is conventionally called a buyers’ market, 12 to 20 balanced, over 20 a sellers’ market. 155 new listings came on and the median sale was $1,552,500.

The rest of the peninsula: the townhome benchmark is $800,900, up 0.5 percent on the month, with a sales-to-active-listings ratio of 13.4 percent for townhomes; the condo benchmark $558,600, up 2.6 percent, with 15.6 percent for condos. Valley-wide it took an average 50 days to sell a house, 37 a townhome and 44 a condo. In October 2026, White Rock and South Surrey houses took an average 64.1 days to sell, townhomes 38.6 days and condos 31.7 days (FVREB report by area, F50 White Rock).
