White Rock and South Surrey Is the Only Fraser Valley Market Where House and Condo Benchmarks Both Edged Up in August

WHITE ROCK, B.C., 8 September 2026. White Rock and South Surrey was the only market on the Fraser Valley Real Estate Board where both the detached benchmark and the condo benchmark rose in August, according to the September 2026 edition of the White Rock and South Surrey market report by Hamish Ross of Macdonald Realty. The detached benchmark edged up 0.1% on July to $1,649,200 and the condo benchmark 0.7% to $550,800; both remain below a year ago.

Houses sold 48 times in August, 33% more than last August, into fewer listings: 616 homes for sale, down 6% on the year. The share of houses selling in the month rose from 5.5% a year ago to 7.8%, still a buyers’ market. Condos sold 16.2% of their listings, up from 11.1% last August, the peninsula’s balanced segment. Townhomes, at 11.8% and 8.5 months of supply, remain the weakest of the three, with the benchmark down 1.7% on the month to $820,300.

“The headline is quiet and it matters,” writes Hamish Ross of Macdonald Realty, who prepares the report.

New house listings were the fewest in any month since December: 137 in August.

The move came in the upper middle of the market. Thirteen houses sold between $2 million and $3 million in August against six a year ago, and that band’s months of supply fell from 16.3 to 12.1, the biggest improvement of any band on the peninsula. Under $2 million every band sits between 8 and 10 months; above $3 million, 26.8 months.

“The move-up buyer is the one who showed up this summer,” Ross writes.

Crescent Beach and Ocean Park sold 135 houses in the twelve months to August, 26% more than the twelve months before, with 7.9 months of supply and a detached benchmark of $1,579,400. White Rock itself is slow for houses, at 18.6 months of supply with 144 for sale, and it is the peninsula’s condo centre: its postal codes sold 256 condos, 46% of the peninsula’s condo sales, at 7.7 months. Grandview Heights is the townhome market, with 249 of the peninsula’s 492 townhome sales, 6.3 months of supply and a median 25 days.

“Condo sellers priced at the benchmark are in a balanced market with the benchmark rising,” Ross writes.

Over five years the peninsula’s detached benchmark is down 3.1% on August 2021. Over ten years the condo benchmark is up 74.6%.

Across the Fraser Valley the board reported 941 August sales and 9,787 homes for sale, 33% above the ten-year seasonal average, with 10% of listings selling and a composite benchmark of $869,900.

What the report is watching next: whether houses and condos post a second monthly rise with the shelf still shrinking; townhome prices, down 1.7% on the month and 11.1% on the year; and whether September’s new house listings stay below last September’s 209.

  • Benchmark prices: detached $1,649,200, down 7.5% on the year and up 0.1% on July; townhome $820,300, down 11.1% and down 1.7% on July; condo $550,800, down 6.2% and up 0.7% on July.
  • Share of listings sold in August: detached 7.8% (5.5% a year ago), townhome 11.8% (11.7%), condo 16.2% (11.1%).
  • August sales against homes for sale: detached 48 against 616, townhome 33 against 280, condo 52 against 321.
  • Months of supply: detached 12.8, townhome 8.5, condo 6.2.
  • New listings: detached 137, townhome 89, condo 99.

Market bands used in the report: under 12% of listings selling in a month is a buyers’ market, 12 to 20% is balanced, above 20% is a sellers’ market. A benchmark is the board’s MLS® Home Price Index price for a typical home of that type, not an average.
