Detached Sales Rise on a Year Ago in White Rock and South Surrey as Listings Fall
WHITE ROCK, B.C., 8 August 2026. Detached house sales in White Rock and South Surrey rose 13% on last July, 61 against 54, according to the August 2026 edition of the White Rock and South Surrey market report by Hamish Ross of Macdonald Realty, drawn from the Fraser Valley Real Estate Board’s July figures.
Every home type had fewer listings than in June: 633 houses for sale, 283 townhomes and 329 condos. Condo listings fell almost 10% in a single month. The drop did not come from faster selling: July sales were below June’s for houses and townhomes.
“Every home type is cheaper than a year ago and every one has fewer listings than in June. Supply is quietly tightening even while prices ease,” writes Hamish Ross of Macdonald Realty, who prepares the report.
Prices eased again. The detached benchmark is $1,647,200, down 9.7% on the year and 2.9% on June. The townhome benchmark is $834,900, down 10.2% and 2.2%. The condo benchmark is $546,900, down 6.1% and 2.5%.
Detached houses sold 10% of their listings in the month, buyers’ territory, with 10.4 months of supply. Townhomes, at 13% and 7.4 months, and condos, at 17% and 5.8 months, are balanced markets.
“Detached houses are the softest corner of our market,” Ross writes.
The move up got cheaper. The gap between the benchmark condo and the benchmark detached house narrowed by $141,200 in a year, from $1,241,500 to $1,100,300. Over ten years the condo benchmark is up 78.5% and the detached benchmark 13.5%.
The peninsula’s detached benchmark remains the highest on the board, $146,300 above Langley’s $1,500,900.
Across the Fraser Valley the board reported 1,089 July sales, 9% fewer than last July, and 10,044 homes for sale, 32% above the ten-year seasonal average. Eleven per cent of listings sold in the month, a buyers’ market valley-wide, and the composite benchmark was $877,600, down 7% in a year. Houses and townhomes took an average 40 days to sell, condos 46.

- Median sale prices: detached $1,645,000, townhome $794,950, condo $515,000.
Market bands used in the report: under 12% of listings selling in a month is a buyers’ market, 12 to 20% is balanced, above 20% is a sellers’ market. A benchmark is the board’s MLS® Home Price Index price for a typical home of that type, not an average.
