November Report: October in White Rock and South Surrey
The board's November report is out, with October's numbers for White Rock and South Surrey. Here is the short version. The full report is on the market page.
Benchmark prices. A benchmark is the board's index price for a typical home of each type, not an average. Detached houses $1,606,500, down 0.4% on the month and 6.3% on the year. Townhomes $800,900, up 0.5% on the month and down 9.2% on the year. Condos $558,600, up 2.6% on the month and down 3.5% on the year.
Sales against listings. 54 houses sold in October with 559 active at month end, a sales-to-active-listings ratio of 9.7%. Townhomes: 35 sold against 261 active, 13.4%. Condos: 46 sold against 295 active, 15.6%. Under 12% is conventionally called a buyers' market, 12 to 20% balanced and over 20% a sellers' market, so houses sit in the buyers' range while townhomes and condos sit in the balanced range.
Against a year ago. Last October 58 houses sold with 622 active, so house sales are down on the year, with fewer houses for sale and lower prices. Townhome sales eased from 50 to 35 with active listings down from 322 to 261. Condo sales eased from 48 to 46 with active listings down from 375 to 295.
Months of supply at October's pace: 10.4 for houses, 7.5 for townhomes and 6.4 for condos.
