The peninsula’s southern edge: newer family streets where the beach, the border and open farmland all sit minutes away.
Pacific Douglas is one of the newest corners of South Surrey, masterplanned streets of family homes and rowhomes near the Douglas border crossing, with Semiahmoo Bay a short drive one way and countryside the other. It draws buyers who want a newer home without leaving the peninsula.
Newer neighbourhoods reward attention to the details that differ behind similar façades: build years, warranties, strata terms on the attached product, lot orientation. We keep current on all of it.
The whole peninsula, White Rock and South Surrey together: detached benchmark $1,649,200 (−7.5% in a year), townhome $820,300 (−11.1%), condo $550,800 (−6.2%); 7.8%, 11.8% and 16.2% of listings sold in August.
What it means: at the year’s selling pace, about 9.2% of the houses for sale in Pacific Douglas clear each month, which on the board’s scale (under 12% buyers’, 12 to 20% balanced, over 20% sellers’) is a buyers’ market. For buyers that is leverage: time to view, compare and negotiate on price and terms. For sellers it means the launch price is the exit; a home priced at the market finds its buyer, one priced above it waits. Sales closed at a median 97.5% of the asking price, so the typical negotiation here is about 2.5% off list.

Pacific Douglas runs along the border between 8 Avenue and the Peace Arch, from the golf club on 4 Avenue east toward 176 Street. It was planned as a family neighbourhood and built as one over the last twenty years: two-storey homes on compact lots, rowhomes and townhomes in the newer phases, parks placed where the plan said they should be, and a new elementary school in the middle of it.
Its position is its character. Peace Arch Park and the border are at the end of the street, the Peace Portal golf course is the neighbourhood’s green edge, Semiahmoo Bay is a few minutes west and the Hazelmere farmland a few minutes east. Highway 99 at 8 Avenue is the quickest route north on the peninsula.
Who thrives here: families who want a newer home, a school they can walk to and a quick highway, and cross-border households for whom the crossing is a daily fact. Who should look elsewhere: anyone who wants an ocean view or an established tree canopy.
Pacific Douglas is a newer-home market, so build year, warranty position and strata record matter more than they do in the older neighbourhoods, and the attached product moves faster than the detached. The peninsula figures above give the direction; homes here generally sit below the detached benchmark and around the townhome one. Well-priced attached listings near the schools and the golf course rarely sit, which is why we keep a watch list for buyers waiting on a particular complex.
Peace Arch Provincial Park at the border is the neighbourhood’s big lawn, with the gardens and the arch shared with the state park on the other side. The Peace Portal golf course runs along 4 Avenue, and the neighbourhood parks sit inside the residential phases, most within a short walk of any door.
The shops along 8 Avenue and at the highway interchange cover the daily errands; Morgan Crossing and Grandview Corners are ten minutes north on 160 Street, and Semiahmoo Shopping Centre ten minutes west.
The 8 Avenue interchange puts Highway 99 within minutes of every street, and the Douglas crossing and the Pacific Highway truck crossing are both close. Buses run along 8 Avenue and King George to White Rock Centre; most households drive.
Surrey Schools (District 36). Douglas Elementary opened in 2020 to serve the newer streets, with Pacific Heights Elementary nearby; the catchment secondary for most addresses is Earl Marriott on 16 Avenue, with some addresses assigned to Grandview Heights. Catchments are set by the district by address and have shifted as the neighbourhood filled in; the district’s school locator is the ruling on any property, and we confirm it on request. No ratings.
On attached homes: the strata’s depreciation report, the contingency fund, the rental and pet rules and the builder’s record. On detached: the 2-5-10 warranty position, the survey and the lot orientation, which decides the light in a compact-lot neighbourhood. On every address: the City’s plan for the unbuilt blocks nearby and the traffic pattern at the border on a weekend.
A street, a school catchment, a complex, what a particular home would sell for. Twenty years on the peninsula; a plain answer, usually the same day. The neighbourhood is already on the note.

For cross-border households that is the reason to live here; for others it is a park at the end of the street and a little weekend traffic.
Most of it dates from the last twenty years, in phases, so streets a few blocks apart can differ by a decade of build quality and warranty. We check the year and the record on every home.
