Townhomes carry much of the peninsula's family life: established complexes with mature landscaping in Sunnyside and along the corridor, golf-side enclaves at Morgan Creek, and newer rows around Grandview's shops and pools. For many buyers they are the step that makes the peninsula affordable; for downsizers, the step that keeps them in it.

The board’s August read on White Rock and South Surrey townhomes: the townhome benchmark is $820,300, down 11.1 percent on the year and down 1.7 percent on the month. 33 townhomes sold in August into 280 for sale, 11.8 percent of listings (11.7 percent a year ago), which the board’s scale calls a buyers’ market; 89 new listings came on and the median sale was $855,000.
The rest of the peninsula: the condo benchmark is $550,800, down 6.2 percent in a year, with 16.2 percent of condos selling in the month; the detached benchmark $1,649,200, down 7.5 percent, with 7.8 percent of houses selling. Valley-wide it took an average 45 days to sell a house, 37 a townhome and 45 a condo; the board publishes no peninsula-only days figure.
