The kinds of homes downsizers choose here, what the move frees up, the costs that change, and the order to do it in.

Most downsizers here are not looking for less. They want one level, less upkeep, and the beach or the shops close enough to walk.
The family house has done its job. The stairs are more than you need, the garden takes the weekend, and the rooms upstairs are for visits. The move is usually to one of three kinds of home, and the right one depends on how you want to live more than on the price.
This guide covers the choices, the money, and the order to do it in.
A rancher keeps the house, the garage and the garden on one floor, with no stairs to plan around. Older ones often sit on full-size lots; newer ones come in strata communities where the outside is looked after. Every rancher for sale now is on our ranchers page.
A townhouse with the main bedroom on the main floor gives you one-level living with the upkeep handled by the strata. Check the bylaws on pets, rentals and age before you fall for one.
A condo in a concrete building with an elevator, near uptown White Rock or the beach, is the lowest-upkeep choice and often the most walkable. Views, outdoor space and storage are what separate one from the next.
Some strata buildings and complexes here carry a bylaw restricting owners or residents to 55 and over. Bylaws change by vote, so confirm the current ones in the strata documents of any building you consider.
On the board’s benchmarks for September 2026, a typical detached home on the peninsula was $1,612,500, a typical townhome $797,100 and a typical condo $544,400. The gap between a typical house and a typical condo was $1,068,100, down from $1,151,600 a year earlier; between a house and a townhome, $815,400.
Benchmarks describe a typical home, not yours. A view, a lot or a renovation moves either side of the trade, so get real numbers on both homes before you plan around the difference.
Strata fees replace much of a house’s upkeep, so compare a year of each. Property transfer tax applies to the purchase. Your lawyer or notary, your accountant and your lender can each tell you what applies to you.
Downsizers usually have the easier version of the timing problem, because the sale funds the purchase with room to spare. Even so, with about ten months of detached supply on the peninsula (September 2026), the house can take longer to sell than the condo takes to buy.
Selling first with a long completion date, or buying subject to your sale, keeps you from owning two homes at once. Our buy first or sell first guide sets out the options.
A house that has been lived in for a long time sells best when it is cleared, cleaned and repaired before the photographs, not after the first weekend of showings. The usual list: declutter, small repairs, paint where it is tired, the garden tidied, then professional photography, video and a floor plan.
If you are short of time, or selling from a distance, ask us about coordinating the preparation.
