White Rock and South Surrey Ranchers
One level, no stairs, everything where you can reach it: the floor plan people wait years for.
Ranchers are the peninsula's most patiently hunted homes. Downsizers want the single level without leaving the neighbourhood; young families like the yard and the simplicity; everyone likes never thinking about stairs again. Supply never quite meets that demand, which is why the good ones draw attention the first week.
They cluster where the original subdivisions were generous: Sunnyside's flat blocks, Ocean Park's quiet grids, pockets of Crescent Beach and central South Surrey. Some have been beautifully updated; others are honest originals on land that carries the value. Every rancher currently on the MLS is below, updated daily. The board’s September read on White Rock and South Surrey houses: the detached benchmark is $1,612,500, down 7.4 percent on the year and down 2.2 percent on the month. 60 houses sold in September into 600 for sale, 10.0 percent of listings (6.2 percent a year ago), which the board’s scale calls a buyers’ market; 175 new listings came on and the median sale was $1,628,000.
The rest of the peninsula: the townhome benchmark is $797,100, down 11.2 percent in a year, with 16.6 percent of townhomes selling in the month; the condo benchmark $544,400, down 7.7 percent, with 13.9 percent of condos selling. Valley-wide it took an average 45 days to sell a house, 38 a townhome and 46 a condo; the board publishes no peninsula-only days figure.
