Elgin and Chantrell hold South Surrey’s most established estate properties, from gated grounds near Chantrell Creek to quiet acreages rolling toward the Nicomekl and the heritage parkland along it. Privacy is the common thread; no two properties repeat, and the best rarely look their size from the road.
Estate sales run differently. They trade on preparation, discretion and patience, and pricing them takes real comparable knowledge because true comparables are few. We bring two decades of them.
The whole peninsula, White Rock and South Surrey together: detached benchmark $1,649,200 (−7.5% in a year), townhome $820,300 (−11.1%), condo $550,800 (−6.2%); 7.8%, 11.8% and 16.2% of listings sold in August.
What it means: at the year’s selling pace, about 7.1% of the houses for sale in Elgin and Chantrell clear each month, which on the board’s scale (under 12% buyers’, 12 to 20% balanced, over 20% sellers’) is a buyers’ market. For buyers that is leverage: time to view, compare and negotiate on price and terms. For sellers it means the launch price is the exit; a home priced at the market finds its buyer, one priced above it waits. Sales closed at a median 93.9% of the asking price, so the typical negotiation here is about 6.1% off list.

Elgin is the countryside the peninsula kept. Crescent Road winds through it from Elgin Heritage Park to Crescent Beach, and off it run the lanes: Chantrell Creek’s half-acre and one-acre estates behind hedges and gates, Nico Wynd’s golf-course homes on the river flats, and the acreages toward 24 Avenue where barns and paddocks still outnumber sidewalks.
Life here is car-based and deliberately so. The trade for the quiet is that the shops, the schools and the highway are all a short drive rather than a walk, and that the neighbours are trees. Families choose it for space and for Elgin Park Secondary; downsizers rarely do, which is why estate homes here are bought for decades, not years.
Who thrives here: buyers who want land, privacy and a house with presence, and who have the patience an estate purchase takes. Who should look elsewhere: anyone who wants to walk to a café or who needs the liquidity of a townhouse market.
Estate property is priced on the land first and the house second, and the land varies more than the houses do: creek frontage, river views, a flat usable acre against a sloping wooded one, a well against city water. That is why the Elgin and Chantrell benchmark above is a direction for the market here, not the price of any particular property. Estates trade slowly in every market and slower in this one; sellers need a strategy rather than a sign, and buyers can name terms on land that rarely comes up.
Elgin Heritage Park on Crescent Road runs along the Nicomekl: the Stewart Farmhouse, the pole barn, the river trail and the boardwalk out to the marsh. Chantrell Creek threads the estate lanes, and Crescent Park and Blackie Spit are minutes west. Nico Wynd’s golf course sits on the river flats at the bottom of the hill.
There is no village in Elgin, which is the point. Ocean Park village, Semiahmoo Shopping Centre and the shops at Morgan Crossing are each about ten minutes by car, and Crescent Beach is at the end of the road for a Sunday coffee.
Crescent Road and 24 Avenue are the two ways through; both meet King George Boulevard, and Highway 99 is reached where King George joins it. Transit is thin, a bus along 24 Avenue and Crescent Road rather than a network; most households run two cars.
Surrey Schools (District 36). Chantrell Creek Elementary serves much of the estate area, with Crescent Park and Ocean Cliff nearby, and Elgin Park Secondary on 24 Avenue is the catchment secondary for most addresses. Southridge, an independent K to 12 school, is a short drive east on 160 Street. Catchments are set by the district by address; its school locator is the ruling on any property, and we confirm it on request. We do not publish ratings.
Water and septic on anything outside the city services, and the age and record of both. Creek and river setbacks, riparian covenants and floodplain designations, which decide what can be built or added. Any Agricultural Land Reserve status on the larger parcels, which governs subdivision and second homes. Easements and rights of way across long driveways and shared lanes. Each is on the public record and each is checked before you offer.

Some of the larger parcels toward the Nicomekl and 24 Avenue are, and some are not. ALR status changes what you can build and whether you can subdivide, so it is the first thing we check on any acreage.
