Sunnyside sits in the middle of everything, minutes from shopping, schools, the beach and the border, with the Semiahmoo Trail threading green through it. The housing stock is usefully varied: solid family two-storeys, well-kept ranchers on flat lots, and newer builds filling in among them.
That mix makes it a neighbourhood people move within as much as into: the same streets serve a first family home, a bigger one, and the rancher for later.
The whole peninsula, White Rock and South Surrey together: detached benchmark $1,649,200 (−7.5% in a year), townhome $820,300 (−11.1%), condo $550,800 (−6.2%); 7.8%, 11.8% and 16.2% of listings sold in August.
What it means: at the year’s selling pace, about 11.1% of the houses for sale in Sunnyside Park clear each month, which on the board’s scale (under 12% buyers’, 12 to 20% balanced, over 20% sellers’) is a buyers’ market. For buyers that is leverage: time to view, compare and negotiate on price and terms. For sellers it means the launch price is the exit; a home priced at the market finds its buyer, one priced above it waits. Sales closed at a median 94.0% of the asking price, so the typical negotiation here is about 6.0% off list.

Sunnyside Park is the peninsula’s middle in every sense: geographically between Ocean Park and King George, and in price between the estate lanes and the corridor. The streets are flat, the lots are a usable size, the houses run from 1970s ranchers to new two-storeys, and the trails run through the middle of it. It is the neighbourhood people choose when they want everything within ten minutes and nothing in particular in the way.
Sunnyside Acres Urban Forest is the neighbourhood’s park, the Semiahmoo Trail its walk, and the South Surrey Athletic Park its Saturday. The schools are the draw for many families, Semiahmoo Secondary among them, and the recreation centre and the pool on 20 Avenue are a walk for most of the neighbourhood.
Who thrives here: families who want a real lot, good schools and everything close, without the hillside or estate premium. Who should look elsewhere: anyone who needs a view or a village.
Sunnyside is the peninsula’s most representative detached market, so the detached benchmark above describes it better than it does any other neighbourhood. Value moves by pocket: the quiet loops off the through-roads, the lots that can carry a rebuild, the streets nearest the forest and the trail. Ranchers on flat lots are the rarest product and the one downsizers wait for. We know which pockets are quietest and which lots carry future value.
Sunnyside Acres Urban Forest at 24 Avenue and 144 Street is a hundred-odd acres of second-growth forest with trails through it. The Semiahmoo Trail runs north to south through the neighbourhood, and the South Surrey Athletic Park at 148 Street and 20 Avenue carries the fields, the arena, the indoor pool and the recreation and arts centre, with Softball City beside it.
Peninsula Village at 152 Street and 24 Avenue and Semiahmoo Shopping Centre at 152 Street and 16 Avenue bracket the neighbourhood’s east side; between them they carry the groceries, the pharmacies and the everyday shops. Ocean Park village is a short drive west.
24 Avenue, 20 Avenue and 16 Avenue run east to King George and the highway, and 148 Street and 152 Street run north. Buses along 152 Street and 24 Avenue connect to White Rock Centre, where the 351 runs express to Bridgeport SkyTrain. Highway 99 is about ten minutes away at King George or 8 Avenue.
Surrey Schools (District 36). Elementary schools in and around Sunnyside include Semiahmoo Trail, Sunnyside, Bayridge and H.T. Thrift, and the catchment secondary for most addresses is Semiahmoo Secondary on 148 Street, which carries the International Baccalaureate programme; some addresses run to Elgin Park or Earl Marriott. Catchments are set by the district by address and the district’s school locator is the ruling on any property; we confirm it on request. No ratings.
On the older ranchers and two-storeys: the roof, the envelope, the drainage and the age of the services, and whether the lot carries a rebuild under the current zoning. On the newer homes: the warranty position and the survey. On every address: the suite’s status with the City if there is one, the tree bylaw on the larger lots, and the traffic on the through-roads at school time.
A street, a school catchment, a complex, what a particular home would sell for. Twenty years on the peninsula; a plain answer, usually the same day. The neighbourhood is already on the note.
